Wadala Notified Area

The Govt. of Maharashtra, vide its Notification No.TPB-4305/CR-318/05, UD-11 dated 3rd December, 2005 designated MMRDA as Special Planning Authority for this area of 115.44 ha. Under the provisions of Maharashtra Regional & Town Planning (MR & TP) Act, 1966. The SPA area covers the areas designated as Truck Terminal and ISBT.

Project Features

The basic objective of developing the Truck Terminal is to decongest South Mumbai by shifting the existing transport companies offices and godowns, which are today concentrated in B and C Wards in South Mumbai causing severe traffic congestion. It will also help to rationalize the movement of truck traffic on the city roads. The Truck Terminal is developed by the MMRDA at Wadala, Mumbai will have for the first time a centralized facility for the transport of goods by road. Designed for a peak capacity of 3,000 trucks at a time, the truck terminal will have offices and godowns of transport companies, easy loading and unloading facilities, and other related facilities like banks, restaurants, dormitories for essential staff, dispensaries, motor spare part shops, petrol / HSD pumps, repair garages, workshops, etc. In order to ensure proper regulation and management of this new Truck Terminal, legislation for setting up Truck Terminal Authority has been enacted by the State Government.
 
The area is being developed progressively in four phases. The first phase on about 25 ha of land has been provided with all the basic infrastructural facilities and the construction of nine buildings accommodating RTO office, godowns, shops and office is completed and construction work at number of building sites is in progress. The construction work of Amenity building which has provision for guest house, Police Station, MTNL, Fire Station, Post & Telegraph office, staff quarters and dormitories for their essential staff is also completed. The work of providing infrastructure facilities in Phase-II will be taken up shortly. Construction of link roads like Wadala-Anik Road and concretization of Sion-Koliwada connector road is nearing completion and the work of Monorail station is also in progress on this road. Concretization of Internal Roads in Phase-I is proposed in four stages out of which work in Stage-I & Stage-II is in progress and work in Stage-III & Stage-IV is nearing completion. Up gradation of storm water drains, street light, water supply network and sewer network with separate provision of Sewerage Treatment plant is also proposed in Phase-I and the work is in progress. Also beautification, landscaping in the open spaces and roadside stretches is in progress.
 
Government has sanctioned the planning proposals and Development Control Regulations for Wadala Notified Area by its Notifications dated 16/11/2010 and 10/1/2011 respectively. MMRDA has allotted the 92,600 sq. mtr. area of plot at Block-C at Wadala Truck Terminal. As per the terms and conditions of the tender document, the allottee is developing the said plot. The permissible Built up Area on said plot is 4,95,000 sq. mtr.

Details of Project

Government of Maharashtra vide its notification dated 3rd December, 2005 has appointed MMRDA as Special Planning Authority (SPA) for "Wadala Notified Area" Development plan for the said area is prepared by T&C Division.
 
As a Special Planning Authority, MMRDA is issuing Development permissions in the Notified area. This division looks after the Development proposals and issuing of commencement certificate only for phase I of WTT.
 
In the reporting year, MMRDA has issued Development permission up to plinth level in one case and above plinth level in two cases. In the reporting year, no development charges are recovered from the applicant as they were already recovered.

Present Status

Construction of link roads like Wadala-Anik Road and concretization of Sion-Koliwada connector road is completed and the work of Monorail is nearing completion on this road. Concretization of Internal Roads in Phase-I (Block-G as per new development plan) is completed in stages. Up gradation of storm water drains, utility ducts, street light, water supply network and sewer network is completed. Beautification by planting shrubs and lawn is in progress in roads central median and footpath & landscaping in the open spaces is in progress. Development of entire Wadala Truck Terminal is proposed on the same lines of Bandra Kurla Complex as per International standards. For Wadala Special Planning Authority area revise development plan is sanctioned and construction of new roads is planned in phases. The work of Sewage Treatment Plant is in progress in Block – G. Monorail depot has been constructed in Block-A and the depot is operational. Development in Block-C is in progress through M/s. Lodha Crown Buildmart pvt. Ltd.
