Rental Housing Project

The prime objective of the Rental Housing Scheme is to make available housing stock for an affordable rent. There has been a growing demand for affordable housing from the poor. In view of the basic objective of the housing policy, the Authority has been implementing this ambitious project since 2008 to provide Rental Housing Units (RHUs). Since year 2008, the RHS is being implemented in Urbanisable areas in MMR except in the limits of Navi Mumbai and Matheran Municipal Council.

There is a provision in the Government Notification to allow additional Floor Space Index (FSI) to the developers and get free houses admeasuring the carpet area of 160/320 Sq. ft from the developers in lieu of the additional FSI.

MMRDA has granted Location Clearance to 51 Rental Housing proposals which shall generate 97,574 RHUs. Out of 51, 32 Rental Housing schemes are located in Municipal areas while 19 Rental Housing Schemes are located in U1 U2 areas of MMR. A Rental Housing Project at Vartaknagar, Thane comprising of 1,448 RHUs and Mahajanwadi, Mira Bhayandar comprising of 632 RHUs are complete and the said tenements have been handed over to Thane Municipal Corporation and Mira Bhayandar Municipal Corporation respectively.

The Government of Maharashtra has in-principally decided to utilize approximately 50% of the RHUs generated from the Rental Housing Schemes located in the Municipal areas for rehabilitation of the occupants of dilapidated buildings while allotment policy regarding the balance 50 % is under formulation at Government level. Also 50% of the RHUs generated from the Rental Housing Schemes located in U1, U2 areas are earmarked for allotment on ownership basis as Affordable Housing to the Textile Mill workers as well as such other categories of needy persons as may be decided by the Government from time to time while allotment policy regarding the balance 50 % is under formulation at Government level.

In August, 2014, the Government has replaced the ‘Rental Housing Scheme' by ‘Affordable Housing Scheme' in the Municipal areas and has discontinued the Rental Housing Scheme in the non-municipal areas of MMR.
